The short answer: A good fall home-prep checklist for Durham sellers covers four things: curb appeal (leaves, gutters, lighting), comfort inside (heating serviced, warm light, no drafts), a clean and staged interior, and paperwork ready to share. Most of it is cleaning and small fixes, not renovations.
Fall listings in Pickering, Ajax, Whitby, Oshawa and Clarington compete with shorter days and wetter weather. Here’s the checklist we walk our sellers through before photos and the first showing.
How do I get my house ready to sell in the fall?
Start with what buyers see in the first ten seconds, then work inward. In our experience, fall buyers are often serious; many want to move before winter or the new year. Book photos early, while the trees still have colour.
What should be on my fall curb appeal checklist?
- Rake leaves and clear them from the driveway, walkway and window wells.
- Clean the gutters and downspouts, and make sure water drains away from the foundation.
- Trim shrubs, cut back spent perennials and edge the lawn.
- Replace burnt-out exterior bulbs. With earlier sunsets, many showings happen after dark.
- Power-wash the walkway and front steps, and add a new doormat and a simple seasonal planter.
- Put away hoses, patio cushions and kids’ toys.

How do I make my home feel warm and bright for showings?
Light matters more in fall. Open every blind, clean the windows inside and out, and use warm-white bulbs in every fixture. Turn on lamps before each showing, even during the day.
- Have the furnace serviced and change the filter, and keep the service record to show buyers.
- Set the thermostat to a comfortable temperature for showings.
- Check weatherstripping and caulking around doors and windows.
- Test smoke and carbon monoxide alarms.
- Skip strong scented candles or plug-ins; a clean, fresh home works better.
Should I stage my home for a fall listing?
Usually, yes. Staging helps buyers picture themselves living there, and it makes photos look their best. Keep fall touches light: a throw on the sofa, a bowl of apples, one wreath on the door. Avoid heavy holiday decor.
Declutter first: clear counters, edit closets so they look roomy, and pack away personal photos. Staging is part of most of our selling packages, and you can see how we market your home after it’s ready.

What paperwork should Durham sellers gather before listing?
- Recent utility and property tax bills.
- Receipts and warranties for major work: roof, windows, furnace, air conditioner, water heater.
- Your survey, if you have one, and any permits for past renovations.
- Rental agreements for the water heater or other equipment.
- Your mortgage statement, so you can ask your lender about prepayment or discharge costs.
Having these ready answers buyer questions quickly and helps keep the deal on track. Our guide to seller closing costs in Ontario explains what to budget.
Is fall a good time to sell in Durham Region?
It can be, but every fall is different. In September 2026, TRREB’s Market Watch reported that new listings in Durham rose sharply from August while sales dipped, so buyers had more choice. A well-prepared home stands out in that kind of market. See our September 2026 market update for the numbers, and get a free home evaluation for your own street.
Who we help: sellers across Durham Region first, including Pickering, Ajax, Whitby, Oshawa and Clarington, and across the GTA, including Toronto and York Region.

Frequently asked questions
When should I start preparing my house to sell in the fall?
Start four to six weeks before you plan to list. That leaves time for the furnace service, small repairs, decluttering and staging, and lets you book photos while the leaves still have colour and before the first snow.
Do I need to renovate before selling in the fall?
Usually not. Cleaning, small repairs, fresh paint where it’s needed and good lighting tend to matter more than big projects. Ask your agent before spending on renovations, since not every upgrade pays off.
Should I decorate for Halloween or the holidays while my home is listed?
Keep it light and neutral. A wreath, a planter or a throw blanket adds warmth, but heavy themed decor can distract buyers and date your photos if the listing runs into a new season.
What if it snows before my house sells?
Keep the driveway, walkway and steps cleared and salted before every showing, leave the porch light on and have a mat and boot tray at the door. Your listing photos can still show the home in fall colours.
Does AA Properties help sellers outside Durham Region?
Yes. We focus on Durham Region, including Pickering, Ajax, Whitby, Oshawa and Clarington, and we also help sellers across the GTA, including Toronto and York Region.
Should I service my furnace before listing in the fall?
Yes, if it hasn’t been done in the past year. A recent service record and a fresh filter reassure buyers and home inspectors, and it keeps the house comfortable for showings. Keep the receipt with your other paperwork so your agent can share it.
